Terms of Service

1. Information platform, not a broker

Alpine Market is an information and search platform. We are not a licensed real estate broker, agent, or notary, and we are not a party to any transaction between a buyer, renter, seller, or landlord. We do not negotiate, draft, or execute purchase, rental, or agency agreements. Any transaction arising from a listing on our platform is between the parties to that transaction and, where applicable, their licensed broker or notary.

2. Listing data and accuracy

Property listings displayed on Alpine Market are aggregated from publicly available Swiss property portals, agency websites, and direct submissions, with the original source attributed on each listing. We do not independently verify every detail of every listing (price, availability, floor area, features, or photos), and we do not guarantee the accuracy, completeness, or current availability of any listing. Users should verify all material details directly with the listing agent, agency, or owner before making any decision. The Alpine Estimate is an automated, comps-based valuation provided for informational purposes only and does not constitute a formal appraisal, financial advice, or a guarantee of sale or rental price.

3. Accounts

Certain features (saved searches, favorites, claiming a property, messaging) require an account. You are responsible for the accuracy of the information you provide and for maintaining the confidentiality of your credentials.

4. Prohibited use

You agree not to, without our prior written consent:

• Scrape, crawl, harvest, or otherwise systematically extract data from Alpine Real Estate using automated means (bots, scripts, or similar tools).
• Reproduce, republish, or redistribute listing data obtained from our platform at scale.
• Attempt to circumvent any rate limiting, authentication, or access control on the platform.
• Use the platform to send unsolicited commercial communications to agents, agencies, or other users.

5. Limitation of liability

To the maximum extent permitted by Swiss law, Flamingo Investments Sarl shall not be liable for any indirect, incidental, or consequential damages arising from your use of the platform, including losses resulting from decisions made in reliance on listing data, the Alpine Estimate, or any other information displayed on the platform.

6. Changes to these Terms

We may update these Terms from time to time. Continued use of the platform after a change takes effect constitutes acceptance of the revised Terms.

7. Governing law and jurisdiction

These Terms are governed by the laws of Switzerland. Any dispute arising from or relating to these Terms or your use of the platform is subject to the exclusive jurisdiction of the courts of the Canton of Vaud, Switzerland.
