Graubunden is Switzerland's largest canton by area and its most mountainous, home to internationally known resort towns such as St. Moritz, Davos, and Klosters alongside a large rural and Romansh-speaking population. As in Valais and Ticino, resort communities here are subject to the federal second-home cap (Lex Weber), which restricts new second-home construction where second homes already exceed 20 percent of a municipality's housing stock. Outside the resort towns, the market includes ordinary primary-residence housing in valley communities such as Chur.
